Overview
Old Park Lane Management (OPLM) implemented Hilson Moran’s Attain platform to optimise energy performance and provide fault detection diagnostics across two London office buildings: LSQ 30 Panton Street and 4 Millbank.
The deployment focused on improving operational efficiency, reducing energy waste, and providing clearer visibility into building performance through continuous monitoring and analytics.
The Challenge
Both buildings faced difficulties maintaining efficient operations across complex building systems. The sites included a mix of legacy infrastructure and newer systems, creating operational inconsistencies and inefficiencies.
Several key issues were identified:
ISSUE 1
Inefficient operational habits
Building operators had developed inconsistent practices when managing heating, cooling, ventilation, and electrical services.
ISSUE 2
Energy waste caused by system imbalance
Over time, systems drifted out of optimal configuration, resulting in unnecessary energy consumption and higher operational costs.
ISSUE 3
Low trust in building technology
There was hesitation among operators to rely on advanced building management technologies due to past experiences with unreliable or opaque systems.
These challenges made it difficult to maintain stable building performance or track sustainability progress.
The Solution
Attain was deployed across both sites to connect to operational building systems and enable continuous monitoring, optimisation, and diagnostics.
The platform integrated with systems including:
Heating
Cooling
Ventilation
Electrical Services
Attain introduced two key capabilities:
ActiveTrim optimisation
Automated performance tuning to continuously improve system efficiency.
Fault Detection Diagnostics (FDD)
Automated identification and reporting of system faults and operational errors.
Alongside Attain, the Canopy platform was used for data visualisation, enabling OPLM to monitor energy consumption and track improvements over time.
Implementation
The rollout followed a structured three-phase deployment process.
Phase 1 — Site Connection and Onboarding
Building Operational System data was connected to the platform, allowing Attain to ingest and process operational data from both sites.
Phase 2 — Performance Monitoring
Energy and system performance data were visualised and analysed against performance benchmarks to establish a baseline and identify inefficiencies.
Phase 3 — ActiveTrim and Fault Diagnostics
Automated optimisation and FDD capabilities were deployed. Site teams worked with the system insights to address faults and improve system performance.

Key Learnings
The project demonstrated how intelligent optimisation platforms like Attain can unlock significant performance improvements even in complex, legacy-heavy buildings.
Designed to work with existing infrastructure
Older building systems often present integration challenges, but Attain’s flexible architecture enables it to connect with a wide range of operational technologies, making optimisation possible without major system overhauls.
Data builds confidence in automation
By providing clear performance insights and transparent reporting, Attain helped operational teams better understand how their buildings behave, gradually increasing trust in automated optimisation.
Continuous optimisation delivers lasting impact
Rather than relying on periodic manual adjustments, Attain continuously monitors and tunes building performance. This ensures energy efficiency improvements are sustained over time rather than achieved only during short-term optimisation efforts.
Actionable insights accelerate operational improvements
With automated fault detection and real-time diagnostics, building teams were able to quickly identify and address issues that might otherwise go unnoticed, improving both efficiency and comfort.
